As a GBR REALTOR ® (also referred to as Agent), you play a critical role in achieving our goals. We succeed through you and your efforts, so it's important to know that our objectives, our values and our standards are aligned with yours. This Code of Conduct applies to all GBR Realtors ® and sets the ethical standards to which all must subscribe. Your full compliance with this Code of Conduct is a condition of your continuation as a GBR Realtor®

Article One
Fair Housing

GBR Agents must always comply with the Fair Housing Act and treat all persons honestly and with sincere appreciation and respect for the dignity and character of every person without regard to race, color, religion, gender, sexual orientation, handicap, familial status, national origin or economic status.

Article Two
Avoidance of Conflicts of Interest

With regard to all transactions, GBR Agents work actively to eliminate the possibility and/or appearance of any conflict of interest. In any situation where a conflict of interest might be perceived to exist, GBR Agents will immediately notify the Broker.

GBR Agents do not create unfair advantages for their own customers and clients in connection with any listing by reserving, setting aside or otherwise limiting property or listing access.

Article Three
Dual Agency

From time to time; GBR Agents will have opportunities to additionally represent the buyer of a GBR listing. A GBR Agent may represent both a seller and the potential buyer only after full disclosure and informed consent of both parties by signature of a Dual Agency.

Article Four
Honesty and Truthfulness

When marketing GBR listing, Agents are honest and truthful in all of their flyers, advertisements, brochures, websites, listing descriptions and other promotional materials. All marketing must be approved by the Broker.

Article Five
Confidentiality

GBR Agents preserve all confidential information (as defined by applicable state and federal law) and never knowingly: (1) reveal the confidential information of GBR or the clients; (2) use confidential information of GBR or clients to the disadvantage of GBR or the clients.

Article Six
Compliance with Laws

GBR Agents comply with all federal and state laws and regulations regarding the sale, management and maintenance of residential real estate, including but not limited to property management, property notice and disclosure requirements, and licensing regulations.

Any questions, issues or potential issues regarding our Code of Conduct should be immediately brought to the attention of the Broker via e-mail gail@nvrdp.com with the subject line "Code of Conduct." Every reasonable effort will be made to ensure the confidentiality of concerns about suspected Code of Conduct violations, any related investigations and the identity of those providing information, to the extent consistent with the need to conduct an appropriate, thorough and fair investigation. If any person prefers to report an allegation anonymously, he/she must provide enough information about the incident or situation to allow the Broker to investigate properly.

GBR encourages and expects all Agents to raise possible ethical or compliance issues, and will not tolerate retaliatory action against any individual for raising concerns or questions regarding ethics, procedure or compliance issues in good faith.

Affirmation

I hereby declare myself to be a GBR Agent consistent with the descriptions, characterizations, pledges and commitments set forth in the above Code of Conduct. I hereby pledge and affirm to GBR that I have fully read and understood the above Code of Conduct, that I agree to abide by such Code of Conduct in fact and in spirit. I further acknowledge my understanding that my failure to abide by this Code of Conduct shall subject me to termination from GBR.
